This piece of roofing advice comes from RE/MAX’s Kris Lindahl.

The thought of roof replacement can seem daunting. However, neglecting the need for roof replacement can pose serious dangers not only to your home but to your family as well. In the long term, replacing a roof before significant damage occurs often saves money and hassle. When major damage occurs, it’s important to move quickly with inspections, claims, and work before things get worse, get more expensive, or get missed because time has passed.

Roof Leaks Bring Moisture; Moisture Causes Problems

On average, weather causes the majority of damage to a roof. From powerful winds during a spring storm to hail that creates holes in shingles, weather elements damage and often lead to leaks in the roof. Leaks equal moisture and moisture creates many problems that includes damage to wood joists, insulation, drywall, and ceiling materials.

Mold Development

Mold can begin to develop on any damp surface within 24 to 48 hours, cautions FEMA. Mold can grow on a variety of surfaces and materials, and can be quite difficult to remove as it spreads. If your roof leaks, the risk of mold is high. Mold in the home can cause health problems, especially to anyone suffering from allergies, asthma, or any type of respiratory conditions. To keep mold from developing, the moisture issues must be addressed and often that means roof replacement to stop leaks.

Interior Damage

Putting off needed roof replacement can lead to interior damage within your home. This damage may include but is not limited to:

  • Sagging ceiling
  • Water stains on walls and ceilings
  • Water damaged insulation
  • Mold development (as mentioned above)
  • Water damage to personal items stored in the attic

If a water stain on the ceiling or wall becomes darker when it’s raining, it’s likely there’s a roof leak that needs to be repaired. Not all ceiling stains are easy to see. Always check the ceiling of upper level rooms, including bedroom closets, if you suspect a roof leak.

Holes and Punctures

Hail doesn’t only leave unsightly divots in your vehicle’s roof and body. Hail has the power to put holes and punctures in the shingles on a home’s roof. These holes and even small punctures then allow exposure to the elements including wind and rain, leading to leaks and more issues. Hail damage to the roof should always be checked out by a roofing professional as soon as possible. Regal Restoration and Consulting has Haag Engineering Certified Roofing Inspectors available. Haag Certified Inspectors are trained in advanced damage assessment, and may identify damage that others overlook.

Shingle Cupping

When the shingles on a roof cup or curl, moisture can get up and under the shingle and create several problems including leaks. The InterNACHI (International Association of Certified Home Inspectors) reports that organic shingle mats can become more absorbent as they age.
